LEASING APPLICATION AND POLICIES
In order to be considered for a property for lease:
For vacant properties: you must complete and sign our Lease Application and submit it to our office or to a leasing agent with this document (fully signed), a copy of your Driver’s License or other pictured ID, a $100.00 administrative fee and a “Holding Deposit” in the amount of $500.00.
For occupied properties: you must bring the $100.00 administrative fee and a copy of your Driver’s License or other pictured ID, in to our office. Upon our receipt we will schedule an appointment for you with the current resident. If you approve the viewing, you must sign the lease and pay the security deposit within 24 hours.
These funds must be in a cashiers check or money order. Visa or MasterCard is accepted with an additional fee.
Refund Policy:
The holding deposit of $500.00 is refundable and $50.00 of the administrative fee is refundable if your Application is not approved by United Metro Properties or if you advise United Metro Properties that you are canceling your Application prior to being notified by United Metro that your Application is approved. An additional $25.00 for non-married applicants will be charged and be non-refundable as part of the administrative fee. If your application is approved, or if you decide not to take the property when you are advised by a United Metro Properties representative that your application is approved, these are both immediately deemed non-refundable.
You must meet United Metro’s approval of the following in order for your application to be considered. All applicants over the age of eighteen (18) must complete an application:
Income: You must have verifiable income in the amount of three times the monthly rent for a minimum of one year. Married couples and related residents over the age of 18 may combine income. Unrelated applicants must submit separate applications and each qualify on their own. Self employed persons must submit income tax returns for the past two years. Retired persons or persons receiving Social Security Benefits must submit proof of income
Credit:Credit will be checked through Credit Data of Arizona. Credit references will be contacted. Previous evictions, unpaid judgments and unpaid rents will not be accepted.
Rental History: Current and previous Landlords/Mortgage Holders will be contacted.
Occupancy:The number of occupants may not exceed two (2) persons per bedroom for the first two bedrooms, plus one
(1) additional person for each additional bedroom.
Pets:Policies on pets vary according to the home. However, none of our homes permit: Dobermans, Pit Bulls,
Rottweilers, Chows or near relatives. Pet policies are strictly enforced. Minimum pet deposits are $200.00. Not applicable to assisted animals.
All applications are accepted on a “first come first served basis”. Every attempt will be made to process your Application within 48 hours of receipt. United Metro shall have the right to reject incomplete or falsified applications or applications without all names, phone numbers and addresses necessary for verification purposes.
Once United Metro approves your application, the Holding Deposit will be applied toward your security deposit.
If the property you are applying for is located within a Homeowner’s Association, you will be expected to abide by the CC&R’s and Rules and Regulations of said Association. You can obtain a copy of these at the United Metro office at any time.
You will be required to pay the first month’s rent on or before the move in date. This must be paid by money order or cashier’s check – personal checks will not be accepted.

The Applicant acknowledges that he/she has read, understands and agrees to the above policies and agrees that:
In consideration of United Metro holding the property for me, I agree to pay a holding deposit in the amount of $500.00 for this property) and a $100.00 administrative fee for processing. See above for refund terms.
Within 48 hours of notification of my approval, I must:
- Execute United Metro’s Lease Agreement and associated addendums (copies are available for me to pick up and review at the United Metro office at any time), and
- Pay any additional security deposits.
If I do not conform with both above items, I understand and agree that my holding deposit and administrative fee will be forfeited and that United Metro shall no longer be obligated to hold this property for me.
I further understand that I must provide United Metro Properties proof of Renters Insurance covering my personal belongings within thirty days of the lease commencement date.
I further understand that United Metro Properties, Inc. and their employees are exclusive agents of, and represent, the Property Owner; and that the lease will be between the applicant(s) and United Metro Properties, as Agent for the Owner.
