Income Requirements:
Applicants must have verifiable income in the amount of three times the monthly rent. Married couples and related applicants over the age of 18 may combine their monthly income. Unrelated applicants must submit a separate application and qualify individually on their own. Self-employed applicants must submit income tax returns for the past two years. Retired person or persons receiving Social Security Benefits must submit proof of income.


Credit Check and Criminal Background Check:
Credit will be checked through a Credit Reporting Agency. All credit references will be contacted and verified. Previous evictions, unpaid judgments, unpaid rents or felony convictions will not be accepted.


Rental History:
Current and previous Landlords/Mortgage Holders will be contacted.


Occupancy Standards:
The number of occupants may not exceed two (2) persons per bedroom for the first two bedrooms, plus one (1) additional person for each additional bedroom.


Pets:
Policies on pets vary according to the property and property owner. However, none of our properties permit the following breeds: Dobermans, Pit Bulls, Rottweilers, Chows or near relatives. Our Pet policies are strictly enforced. The minimum pet deposit required is $200 and may be increased by certain property owners. This does not apply to assisted animals.


Fair Housing:
United Metro Properties welcomes all applicants and supports all Fair Housing Laws. We do not refuse to lease any property nor do we discriminate against any person because of sex, marital status, race, creed, religion, age, familial status, physical or mental handicap, color or national origin.

How soon should I start looking for a property to lease?
You should start looking 45 - 60 days prior to your desired move date.


How do I see the inside of a property that I am interested in?
Call our office at (602) 548.9449 or email us at leasing@unitedmetro.com and we will arrange for you to view the interior.


How long are your leases?
Leases are typically 12 months in length. However, this may vary depending on the property owner .


Do you have any Section 8 Properties available for lease?
Yes, many of our Owner's do accept Section 8 Applicants.


When I submit my application, does it take the property off the market?
No, it does not take the property off the market until your application is approved. All applications received will be considered for the property. Upon approval, the property will be taken off the market.


How long can a property be held for me, prior to moving in?
Once your application is approved on a vacant property, we will hold it for up to 2 weeks. However, this time period may vary depending on the property owner.


Can I submit a rental application on an occupied property that I have not seen?
Yes, many of our advertised properties are still occupied and not ready to be shown. If you see a property that is occupied, you may submit a rental application conditional on your viewing and acceptance of the property.


What documents do I need to submit with my application?
Providing these documents with your application will help expedite the application process. Please include the following:

  • 2 Money Orders (one for $100 and one for $500)
  • Driver's License or another form of Photo ID
  • 2 Recent Paycheck Stubs
  • Documents supporting other sources of income including Disability, Child Support, Social Security, etc.
  • 2 years Tax Returns (for self-employed applicants only)

What kind of credit do I need to qualify for a property?

  • If you have previous credit issues, your recent credit should show signs of improvement.
  • All bankruptcies must be discharged.
  • Credit problems which are considered less serious include student loans and medical bills.
  • We do not accept any open judgments or open bankruptcies.

Can we combine our monthly income in order to qualify?
Only members of the same immediate family or married couples may combine their income to qualify for a property. Call our office for more details on selected properties.


We are engaged but not married. Do we need to submit separate applications?
Yes, all non-related persons 18 years and older must submit a separate application. (each additional application fee is $25)


Do you accept Co-Signers on leases?
Yes, depending on the circumstances for the need of a co-signer. Call or email us for more details.


I am self employed, what do I need to provide with my application?
If you are self employed you will need to provide tax returns for the past two years.


What if I cannot come to your office during your office hours to submit my application?
If you are unable to come into our office, you can mail, fax or email it to our office (it must be signed). The $600 holding deposit will need to be paid by cashier's check or money order and sent by mail. The monies must be received prior to us processing your application.


How long does it take for you to process my application?
Normally, it takes up to 2 business days depending on how quickly we can obtain your employment and landlord references.


What do I need to do after my application is approved?
Once you are approved we will contact you to arrange the balance of your Security Deposit and schedule your lease signing.


Do you accept pets at all of your properties?
"Most" of our properties do allow pets. However, due to insurance constraints we do not accept the following breeds of dogs: Dobermans, Rottweilers, Pit Bulls, Chows or close relatives. Our pet policies are strictly enforced.


Do you charge a pet deposit?
Yes, a $200 minimum pet deposit (per pet) based on the property owner’s discretion.


How many pets do you allow?
In most cases, not more than two pets are permitted in a property. This sometimes varies pending owner approval.


Do you charge any additional rent for a pet?
No, we do not charge any additional monthly rent for pets.


What are my total move in costs?

  • First Month Rent
  • Applicable Sales Tax (see below)
  • Your Security Deposit
  • Your Pet Deposit (if applicable)

Do you charge Sales Tax on the monthly rent?
Yes, all cities throughout the Phoenix Metropolitan Area charge sales tax on rental properties. All taxes are in addition to the monthly rent. Check with our office for details on the percentage charged.


Is the Security Deposit refundable?
Yes, provided that the home is left in satisfactory condition at move out.


Is there a Cleaning Fee?
No, we do not charge any cleaning fees.


Are any utilities included in the price of the rent?
In a single family home, you are always responsible for the utilities (Electric, Water, Sewer, Trash, Gas, etc). In a townhouse, condo, or apartment, the policies on utilities vary by each property. Please refer to the individual listing or call our office for more information.
